“You” – The Customer

Trading as Beechcroft Barns, C/O Beechcroft, Holt Road, Cawston, Norwich, NR10 4HS.
As a customer and on booking, you agree to take good care of the property, to leave it in a good clean & tidy condition upon departure and notify us of any damage or breakages.
Arrival and Departure Times: Lettings commence at 3pm on arrival day. Each barn has its own key-safe for which you will be emailed the key-code of your allocated barn on the morning of your arrival. Departure is at 10am on the day of departure.
Bookings: All bookings are confirmed by email via the owner. The customer must provide their full name, names of people staying at Beechcroft Barns, home address, mobile telephone numbers and email address. Once a booking is confirmed by email, a contract will have been deemed to have been formed between the customer and Beechcroft Barns.
Payment: Payment for the holiday barn is due in full either by bank transfer, or a cheque (cleared) 4 weeks before the commencement of the letting, or by cash on arrival at the property by arrangement as long as a deposit and minimum payment have been paid.
Deposit: A £50 booking and holding deposit is required by bank transfer or cheque for each holiday barn, payable upon booking (£75.00 over Peak Summer, Christmas and New Year). This holding and damage deposit is paid back within 2 days of departure (once the barn has been checked over following departure). Please leave pay back details or alternatively we will email a request. Cancellation will forfeit the booking and holding deposit, or a rescheduled break can be transferred on request, subject to availability of requested dates and with at least 6 weeks full notice.
Occupancy: You agree at time of booking the number of people to use the property. Any change to this must be agreed before arrival. The number of people must not exceed 2 adults and one child per barn (this is set by planning and insurance conditions). A travel cot or z-Bed can be made available upon request (free of charge) for our younger guests, or you are welcome to bring your own. The lead name on the booking MUST be over 18 years and a member of the party occupying the property. The lead name agrees to take responsibility for all members of the party.
Guests: Guests can not exceed people occupying your holiday barn and permissions must be granted for visitors. No overnight stays will be permitted over the number of occupancy recommended in the barn for insurance purposes. Absolutely NO parties, celebrations or gatherings will be allowed at any time in any of the barns or on Beechcroft grounds. I RESERVE THE RIGHT TO MAKE A CHARGE FOR DAMAGE TO THE PROPERTY, DAMAGED OR MISSING ITEMS, OR ANY OTHER THAN NORMAL CLEANING
Pets: We do not allow pets to stay in our holiday barns as we have chickens who roam freely within the grounds of Beechcroft Barns as well as there being lots of wildlife . Smoking: Smoking is not permitted in any of our properties although you are free to smoke in the grounds. Please clear away all cigarette butts appropriately.
Towels and Linen: For short stays, two bath towels and all bed linen is provided at no extra cost, you are also welcome to bring more of your own towels depending upon the length of your stay/if you are going to be going swimming etc.
Wi-Fi: Internet, Free Wi-Fi is provided in all barns (password given on arrival). Due to our rural location and by the nature of Wi-Fi, no guarantee is made regarding signal levels and data speeds. Occasionally the router will need to be re-set.
Liability: Liability is limited to any monies paid for the rental of the property. Please make sure you look after your personal belongings and vehicles during your stay, and that you take care of yourselves when walking around Beechcroft and its boundaries. Please be careful of rabbit holes and we ask that NO KITES are flown anywhere within the grounds of Beechcroft due to overhead electricity cables (UK Power Networks) that cross the land.
Accuracy and Representations: Whilst every effort is made to ensure the accuracy of information given either orally or written and all representations are made in good faith, no such representations will create any liability on my part.
Children: Children are very welcome here at Beechcroft Barns however they must be supervised by an adult at all times. For the additional safety of our younger guests, we ask that the driveway gate is closed each time you leave or return to the holiday barns.
Cleaning: We expect the barns to be left in an appropriate state after vacation. Any damage should be reported and will be deducted from the deposit. Additional cleaning will be charged at £12 per hour above what is expected as leaving in a reasonable state for a holiday home with cleaning equipment supplied, which is not the same as a hotel i.e things put back in their original place, personal items removed, floors swept, rubbish placed in outdoor bins provided, all used towels placed in shower tray at end of stay.
Rubbish: Each barn has its own kitchen bin. When this is full, we ask that you place tied binbags in the outdoor bins provided. Please make sure you remove all belongings when you vacate the barns. Postage and packaging will be charged for left items you wish to be returned to you.
Problems and Complaints: Please contact us immediately so that appropriate action can be taken if any problems arise or you have any complaints during your stay. No such matters can be dealt with after completion of your rental period.
Sound: There is some audible sound from the nearby Holt road, but nothing beyond what would be expected. The main noises are from nature being in a rural location. All barns are built to local building regulations and have passed the required acoustic testing processes. Barns are double glazed so are designed for peace and quiet. As there might be other guests staying in the adjacent barn, we ask that you bear this in mind at all times and be considerate regarding noise levels, especially at night time. No loud music, no external music and please keep the tv sound on low-medium in the evenings.
Access: We shall be allowed access to the property at any reasonable time for cleaning or essential maintenance. Whenever possible, this would be by prior arrangement. However your enjoyment and privacy is always our first priority.
Cancellation: Cancellation by customer bookings can be cancelled within reasonable time prior to the start of the booking. Please give as much notice as possible. Cancellation up to 14 days i.e 2 weeks, up to arrival date or ‘no show’ will require full payment – however if we can get a last minute booking on the property, a discretional amount, possibly full will be given back.
Cancellation by us: In the unlikely event that the property becomes unavailable for any reason, we will offer you alternate accommodation if possible. Should this not be possible, any monies paid will be returned in full. See also deposit above. Length of stay: Whilst we prefer our guests to stay a minimum of 2 nights, we will consider all lengths of stay (subject to availability). Maximum length of stay is 6 weeks - no return within a 2 week period. This is in accordance with local planning conditions.
